Development of Brookgate’s flagship speculative office scheme in Cambridge

Development of Brookgate’s flagship speculative office scheme in Cambridge, One The Square, has taken a leap forward with the appointment of main contractor, Wates Construction. Wates will be working alongside project architects, Pringle Brandon Perkins+Will, building services and sustainability consultant, Hilson Moran and structural engineers Mott MacDonald.

The appointment comes as the Cambridge-based property developer looks to advance its CB1 masterplan, which is set to transform the city’s gateway. One The Square will comprise 129,295 sq ft of Grade A office space and 13,379 sq ft of retail provision.

Wates is currently preparing the site for the new development at Station Square, with main preliminary works carried out over a 47-week programme. Construction on the new building is scheduled to begin in February next year, with project completion expected for the end of 2016.

One The Square has an extensive energy efficiency strategy, led by Hilson Moran, with sustainability features including water conservation, 568 cycle spaces and shower facilities to encourage green employee transport. Passive design measures, including maximised natural daylight and low energy lighting, will also contribute to the building’s expected BREEAM Excellent rating.

The scheme will be built alongside Abellio Greater Anglia’s work to redesign Cambridge train station, including an enlarged ticket hall and improved customer service facilities.

One The Square forms part of Brookgate’s wider CB1 masterplan to extensively regenerate Cambridge city centre. The programme comprises the creation of a mixed-use development of commercial, leisure and residential spaces alongside new public spaces and extensive improvements to the public transport infrastructure.

Also included in the scheme is the city’s largest student accommodation development for a decade and 21 Station Road, now home to Microsoft Research’s new HQ, both of which have been built by Wates.

The contractor is also currently delivering the new 22 Station Road office development, a five-storey complex, which will become the headquarters of engineering consultants, Mott MacDonald.

Also being built as part of CB1 is a new 231-bedoom Ibis Hotel with 5,282 sq ft of restaurant and retail units and a cycle park with 3,000 additional spaces to cater for the growing number of cycling commuters in the city.
